What delivery options do you offer?
BRS offers the most advance delivery options in the industry.. Finished products can also be sent via:
- Web Download: Our easy to use website is the ideal place to download completes searches.
- Doc Manager: The BRS Delivery Program created to deliver work directly to your server. Doc Manager can be set up on multiple workstations within your office. Providing you the ideal place to manage and sort your completed BRS files. The program includes multiple options for searching, downloading and printing your files.
- Email
- FTP (File Transfer Protocol)
- Fax
- Overnight (additional fees apply)
What file format can you deliver completed searches?
BRS can deliver files in TIFF, PDF, and XML. Need your searches sent in a different format than those listed? Call BRS at 516.663.0600 and ask to speak with one of our technology experts.
What is the difference between a Co-op Search (COP) and a
Limited Liability Co-op Search (COT)?
- COP (Regular Co-op Search):
A COP search provides basic information for the cooperative building such as Deed or Lease of Record into Cooperative Corporation, mortgage schedule, liens versus block and lot and full name runs with county level UCC’s versus the co-op corp. and all names provided. This search is on Barretta Realty Skyline letterhead and does not include liability, bankruptcy searches or a tax search.
- COT (Limited Liability Co-op Search):
A COT search is typed on your letterhead, with a standard $1000 liability. In addition to the information provided in a standard COP search, the COT includes bankruptcy searches on all parties, a tax search, and State Level Federal Tax Liens and UCC searches.
*Increased liability is available for an additional fee.
How long are ECB/PVB/TAB Payoffs valid until?
If a
bill is obtained from the City of New York, payoff amounts are good for 30 days without accruing interest. Any other information obtained which is not on an official bill from the City of New York is only good for 24 hours (i.e. NYServ printouts).

What is a delay notice and why would I receive this?
A delay notice is a notification that a search or searches will be delayed due to a municipality requirement. These requirements can include but are not limited to:
- A copy of an original signed and notarized affidavit verifying smoke/carbon monoxide detectors have been installed in a dwelling.
- A property owner may need to schedule a physical inspection (internal and/or external) of the premises being searched with the building department.
- A water dye test may be required for properties that have a private well and septic system to show that it has been properly maintained.
- A municipality may require one or more of these items; in most cases we cannot initiate/submit a request for information without the required documentation.
The most common delay notices are in regard to Up-State NY Certificates of Occupancy requests that require a smoke affidavit and Incorporate Village Certificates of Occupancy requests that require inspections (internal and/or external).
What are Municipality fees?
These are fees paid to the municipalities for copies of documents, such as a Certificate of Occupancy, Housing and Building Violations or Tax Bills. These fees are in addition to the standard BRS service fees. Municipalities require these fees to be paid at the time of request, which BRS layouts out when search requests are submitted. Many municipalities set these fees to cover copying costs and document maintenance.
How many years' back do Bankruptcy searches go?
It depends on the bankruptcy district. In New York State the years are as follows:
- Eastern District: 7 years
- Western District: 7 years
- Southern District: 1-2 years
- Northern District: 7 years
